The Wayfinder's Guide to Eberron is not yet available in the mobile app. Since the content is in playtest status, we have to be cautious about it being distributed via the app where the content can be accessed offline.
Once the content is finalized, it will become available on the app just like any other finished book. To help explain this a bit more, here's Mike Mearls discussing this same approach with the DMs Guild and their print on demand feature:

Yeah, I'm really not pleased with this decision. I understand the reluctance, however I firmly believe that including it in the app- even with the disclaimer or special tag denoting it's playtest status should be available.

Hate this decision, let us download it and when it gets updated we can just get the new versions. It could be months before this is a final product. If I would have bought it on the DMs guild I would have a nice handy pdf I could read on my tablet offline, but because I bought it on Beyond I feel like I’m being punsihed. Also this should have been made clear at the time of purchase.
@BadEye: Does the license for DDB and/or the app state that it will only include non-playtest material, or anything we have purchased?
EDIT: The FAQ says the following
At this time the digital sourcebooks are not available offline. However, The mobile app will allow offline access to digital sourcebooks that you have purchased.
This is an excellent point!
If I would have bought it on the DMs guild I would have a nice handy pdf I could read on my tablet offline
Since purchasing on DDB doesn't include a license for the DMsGuild version, knowing before purchase that we would not have offline access might have driven purchases to DMsGuild instead of DDB.
EDIT 2: I looked in the app and the only license info is the generic Twitch license. I don't see anything about how the license affects our ability access our purchased content.

Definitely would have driven my purchase to DMsGuild. I am hoping that everything gets released as pdfs eventually and am hoping that this is a test by WotC to prove to Hasbro that the DnD community aren’t still of the huge pirating mentality they were when WotC started pdf versions in 4th ed.

No one has said that you won't get access to the digital sourcebook that you have purchased in the mobile app. I have specifically said that you will, it is simply not available immediately. This is due to several reasons, a few of which I have shared.
The primary reason at this point in time is due to the way this release has been handled by our partner Wizards of the Coast. This is an entirely new way for them to distribute content, and we are beholden to the decisions that they make for how this content is delivered to a customer. I assure you, we want to get the content into everyone's hands as quickly as possible. Sometimes we have constraints that we must work through to clear the path to make it happen. I hope it doesn't take long, but I honestly don't know a timeframe yet, so I can't share any expectation.
To add further perspective, a historical example of this would be how Unearthed Arcana content has been handled on DDB. We originally wanted to include all of it, but Wizards of the Coast (for many good reasons I might add), did not want us to include it at the time. After several discussions and a good bit of working with them, we came up with a plan for how it could work that they were happy with and we executed it.
As I have said elsewhere, we understand completely that the messaging behind this product release has had challenges - it's a new way to do things and some lack of clarity surrounding how this model would work definitely happened. WotC (and us be extension) will hear the feedback and make improvements to how these things are communicated and handled going forward.
The thing I do take some umbrage at is the accusation that these mistakes were "shady," as that implies intent to deceive. I can assure you this was not the intent, and it never would be for us. We aim to delight the community, and there are thousands and thousands of customers that have purchased this product and are indeed delighted by it.
For anyone that is not happy with the purchase, feel free to contact our support team to request a refund. Anyone that purchased these first two days will be able to do that without any issues. We have updated the marketplace description to include the information about the playtest nature of the content and the fact that it is not yet available in the mobile app as of today, so there shouldn't be any future purchasers that are confused about what they are getting with the product.
Thanks for the feedback and we will keep everyone updated on when the Wayfinder's Guide will be available in the mobile app.
Thanks for the update BadEye, I was more interested in reading offline during my tube commute (London underground wifi is somewhat spotty) but more than happy to make do.

Except we weren't paying for that. We paid for this. If we had bought it as a PDF on DMs Guild, we'd all have offline copies now. It seems WotC has created two classes of customer now, those with offline access and those without, both of whom have paid the same.

I purchased both new books to use via the app, and now you are telling us, ex post facto, that we cannot use the purchase until it is approved? Why was that information not made available prior to me purchasing it? I would have waited. This is awful customer service and the wrong way to deal with a very loyal fan base. I feel taken advantage of by both you and WOTC, for such a lame excuse.
The app, which is the reason why I purchased content, has been terrible since its release. The constant excuse of it being in alpha & beta stages does not hold water anymore. Its been months and still no improvement has been made. Its buggy, crashes often, and new content seems to make it more unstable than it already is.
The loyal fans of the game, who voraciously purchase new content and support WOTC loyally deserve better from both your company and WOTC.
My entire experience with D&D Beyond has been disappointing.

As I have mentioned several times on the forums, you are welcome to contact our support team for a refund if you feel you did not get the expected value from this purchase. I can certainly state that it was a miss that we did not call out the parameters clearly of the content being considered playtest and that it would not be viewable in the mobile app immediately.

But it's NOT playtest material - at least as far as the Character Builder is concerned. I have Playtest and Eberron content disabled on the first screen of the Character Builder, and the (apparently) UA/playtest races still show up on the next screen.
Please fix the toggles/mark the races as actual playtest material.

This is a fairly dramatic characterization, but I understand you are going for effect to solicit a change.
I wanted to provide an update here, where just last night the Wayfinder's Guide's Introduction was updated with the following text:
Bear in mind: this book presents my current vision of Eberron. This is the world I run at my own table, and the way that I’ve converted its ideas to fifth edition. The game mechanics are usable in your campaign, but at this time they aren’t officially part of the game and aren’t permitted in D&D Adventurers League events. These mechanics will evolve based on player feedback. This is a living document, and as these concepts are refined, this book will also be updated for free; so you will be kept up to date with any changes that are made to it. Beyond that: Eberron is your world as much as it is mine. I hope that this book will provide you with inspiration, but don’t be limited by these ideas or decisions. Think of this as something you can build upon, not a codex of absolute law.
With this change, WotC is already removing the "playtest" category from the content to differentiate it from Unearthed Arcana (the former text was word-for-word the disclaimer that is used for UA).
This change also allows us to revisit our stance on including the WGtE in our mobile app, since it is now legitimately being considered as early access to a "living," in-progress document and not content that could be finalized in a future book.
In other words, you will see the WGtE in the mobile app as soon as we are able to get it there now that this change was made for the content. We will keep everyone updated.

Thank you, Badeye. Frankly, Wizards handled this very poorly from the start. I'm mad at them, not Curse.

As a matter of interest, how is this going to mesh with the UA also released this week for the 4 races? Will duplicates be added to the system with the UA tag for those who have not bought WGtE? As mjsoctober says, this is WoTC muddying the waters rather than a problem of DDBs design, so a bit of clarification would help, pretty please?

UA for this month will be available on the following Monday as per our normal schedule with that. The current plan (we are working quickly to make all of this work), is that there will be no duplicates.
