Goraseth you thanks to your roll you can sell your armour for 80% of original price and the axe for its 50%. As for miners exchange Tryn you get the information that this will not exactly be selling and buying land and rather claiming it. You find a nice patch of land that you like and come to the miners exchange, they do the paperwork for you for a fee, and make official land owning documents for you that are recognizable trough united cities. The fee would be 10 gold (here around phandalin) for a patch of land enough to host some kind of house and some land around. Posting mobile from work.
Tharanau pockets the money Tryn hands out - and then gives Tryn 2.5 GP back to be a nominee on the deed for the building site they claimed together. He is starting to like this new life. At least it seemed like an ok and steady income, more than he usually could earn
While the others wander around town, Tharanau tries to find a way to send some money to his family, that he abandoned. Maybe he can find a trustworthy courier or merchant. He would then send 10 GP plus a small trinket, like a nice hair comb, which cost him maybe 2 GP. Eran was gonna turn 20 this year, and Billa would turn 18 in two weeks time. He was hoping, the money would reach them in time (or at all, he was always worried) to celebrate her birthday. And the little ones? Probably not so little anymore. He tried to hold back his tears while drinking a couple of pints at the Inn.
Once at the miner’s exchange and buying land after consulting with his party, Tryn also inquires where he could find able craftsmen to build a building on their new land. (Everyone who hasn’t and wants to participate can subtract 25 silver coins from their treasure).

Goraseth comes out of the shop with 75 gp in the pocket and joins the others. He pays his 2.5 gp for the fee and on top of that gives 15 gp to his three companion as a token of his gratitude to roam the roads with them. He asks "Would that piece of land has a house or do we need to build one ?"
So that's 15 gp for each of you, Seth keeps 27.5 gp
After consulting with Goraseth and the others, Tryn applies for joint ownership of the big hill east of Phandalin. As Goraseth noticed, there are ruins on it and they might be able to restore it. Perhaps, only parts of it at first but it does sound like a really nice place with good access to town and one has to start somewhere.
To the group Tryn comments, "I've been thinking and wondering if we could go by the name 'Wardens of the North Wind'. That name would be a hint at Goraseth's faith, since Bahamut is also known as the Lord of the North Wind. Actually, working against the schemes of an evil dragon would be very much aligned with Bahamut's ideals. What do you all think?"

Seth has 80 gp if the deeds is a bit more expensive for the ruins. I am hoping for the deed to be not too expensive - the renovation, though, will take us some time and money !
When you inquire about The ruins on the hill, you learn that they are very old and very ruined. In the miners exchange you have been told to speak with Townmaster about the permit to buy this land, but to first talk to the locals about it, since it is reportedly haunted. After talking with the locals, that is exactly what you hear, but being led to some older folks living in phandalin you learn, that It's cellars were inhabited by evil mage and monsters long time ago, some adventurers took care of him, but soon after that the place started to swarm with undead. Many men of phandalin gathered up to fight that threat and managed to push undead back to the ruins and seal the entrances to the cellar. Who knows what might dwell there now. Townmaster says that he would be willing to let you claim that hill with a manor, as you proved to be useful to phandalin and he hopes you would be in future. But to let you do that he would require you first to purify the cellars of the undead. Otherwise it could go bad, not to mention no one would agree to work there before that.
/Feel free to ask more question to any of those informations. Renovating could then go bit by bit. So you can expect similar cost that i gave before for the first bit, to give you some space./ Also updated map at last :P.

Maybe they let us stay with them, and we could continue to this dwarfen stronghold, Axeholm, early in the morning. With this we could get another 300gp quite fast. Then, when we return we investigate the mansion and clear it out, so that repairs can start before we do a longer trip to recover that sword and enter the Neverwinter Forest? Maybe when we return we can already move in!" Tryn says excited after digesting and sharing all the news about the mansion.

"I also think we should head to the mine first, after that a safe place for the people of Phandalin should be our priority, so Axeholm. Then return and inspect the manor before heading out for a longer loop, taking supplies and all."
Goraseth listens carefully and after some thinkink, adds: "OK we're getting there for our brand, it's not urgent, we'll find it. For our new goals, it seems we all agree then. Let's go warn the dwarves then secure AxelHolm as a sanctuary for the villagers. We then come back, secure our new manor and and bring the person to the mine. Maybe as a payment, we could ask special price on mining materials to renovate our New acquisition ?"
Before leaving, Goraseth will buy 10 rations and ask around what people know about AxelHorm.
So you embark on another journey, It is afternoon, but you are sure you can make it to the excavation site before sundown. But just when you think you are about to get to the destination, it has gotten dark pretty quick, moment ago you have been admiring the sunset, and suddenly it got gray and dark night the second after that. However you do not fret since you know you are nearly there. And there you go, when night struck it is now apparent that someone is around as you see a flickering light. Like from a fire, but you can not really see the source since it appears to be in an indentation of the scarp that is on your left. Looking at the map it seems that excavation site is inside the escarpment that you are fallowing, so it sure appears that your destination would be just around the corner. How do you proceed? (it is evening right now and general light situation is considered Darkness, so those witohut darkvision need a source of light to see, but you can obviously see the light before you coming from around the scarp.)

As you getting closer to the light, you eventually come close enough to see inside the indentation. The indentation is around 25feet deep, 15 feet wide and the walls around it are about 20 feet high, you came from west, where there was a scarp, but on the east side on indentation there is a slope. The road leads east and turns north. (made awesome map to visualize)

Tharanau has dark vision and would be trying to be stealthy (stealth 21). He would maybe be scouting a little ahead and trying to see if these are the dwarves they are expecting to be around here. He'll also look for footprints around. (Perception 23)
Tharanau realises quickly that this setup is a trap. But how can he tell the others?
He tries to inform Goraseth in a hushed voice in draconic: "Seth, this is a setup, tell the others! There are 4 creatures up on the scarp around the fire, they're watching us! And in front of the fire is a trap in the floor, an unnatural ditch!"
Then he steps forwards and holds his hands out in a non-threatening manner and speaks in dwarvish: "dear dwarves, we come from Phandalin, we're friends!"
If there is no reply, he will continue: "I have spottet you, I mean no harm. I just want to talk!"
