I've been in a hectic place, and didn't take the best notes on your treasure load. So lets say... 10,000 Stl worth of actual money in bars and coins. Gems, trinkets, and other mundane jewerly have flexible value, and will depend on your Charisma checks (and Renown) to get the best price for them. Ororana has a good reputation in town, and can probably get an upper value for them if you don't want to handle bartering. Or you could roll Charisma checks (with Advantage) to see if you can offload the booty for max value. I'll use a general DC, since it would imply you going to several vendors in town. So lets say:
Over Max Value: DC 20 (6,000 Stl to offload every bit of mundane shinies) Max Value: DC15 (5,000 Stl to offload everything) 75% Value: DC 10 (3,750 Stl to offload everything) 50% Value: DC 5 (2,500 Stl to offload everything) 25% Value: Anything below 5, you're practically giving it away at that result.
Roll above 20, and you can have 10,000 Stl.
So who do the roll for us? Sera got cha 13. I think Merkas (the one who roll 1 when it counts) have better charisma? He for sure get guidance to the roll!

I've tried running a trial in a campaign before (at the players request) and it killed the game. Most of the players dropped off. And the ones that remained, I had to send constant reminders to post, where I only got roll results and a short sentence to describe their actions. So, lesson learned from that: do it as a cutscene. 😅

When I posted this statement, I hadn't finished updating the Campaign Notes. Buckeran, one of your Patrons, has been bankrolling the guild, and is pushing to get Santkh funds to cover the expenses. But he's kind of a broker as well. If you don't want to deal with selling the items, you can always dump them on him. He can automatical get Max Value (5,000 Stl) for magic items you don't want, by selling it to your connections. He'll skim 10% as a broker fee to start recovering his expenses.
Regrettably, I no longer have access to the DMG, and google isn't being as helpful as I'd like when it comes to Bastion: Guild Hall rules. But I believe a Bastion: Guild Hall costs 5,000Stl to make and has regular Bastion turns (Once every 7 in-game days). These turns can be beneficial or come with setbacks. I'll continue my research on the matter. But if anyone has a good link reference to save me some time, I'd greatly appreciate it.
Also, I spent, like 6 hours updating the Campain notes, because I kept getting interrupted yesterday. So, if any part of it is disjointed or confusing, please let me know. I'm running on 3 hours of sleep today, so I'll probably go take a nap soon. But when I check back, I'll make any corrections you've noted.

Also, I found a resource on Bastions and such. We'll use that. There was a rule system for building temples, shrines, altars etc. Smaller structures, like shrines and altars or even hallowed rest stops, will be easier to build that the type of quest you're undertaking.
What Zahir is offering to do is restore the holy grounds to its former glory. At its full power, you could commune with the gods. It offered sanctuary (no harm can be done on the sacred grounds), healing, and even the ability to remove curses. You can offer to dumb it down to a non-magical site to have it built much cheaper and quicker. But either way, the grounds will need to be consecrated and the labyrinth cleared before his workers will move on the project.

Even it is tempting to take the hard mission I vote for seeking out the Dragon cave. To stop the pullution of the land...and maybe learn something about the metallic dragons. Maybe even find one. Because going up at the Dragon army with the Chromatic Dragons without their asistance could be difficult.
Sera also long so much o meet such a metallic dragon. So for that role it is very appealing.
( and out of character running in a maze with PbP must take ages. Going after the Minotaur I hope some npc can do for us ;) )

Carrying the Demonomicon of Iggwilv is a bit like walking around with a Necronomicon. It comes with extraordinary power, but at the cost of demons constantly seeking you out to take it from you. Keeping it in an anit-magic chest will help, but Santekh wants that kind of trouble like it wants an extra hole in the head. It'll need to be stored in a consecrated sacred temple, which Santekh currently does not have.
You're welcome to take it with you, as a temporary guardian (get ready for random encounters), or you can attempt to unlock its power... which it will most certainly boost your capabilities as a caster, if you're interested in the darker arts. Not sure how Sera's gonna feel about it though. But that particular artifact is unwelcome in Santekh.
Save Ak-Tubal from Dragon Army Invaders! Reward: 1,000 Stl
Clear out the Labyrinth. Reward: 700 Stl, and Complete Step 3 of Consecrating the Holy Grounds.
Go to the Abandoned Dragon's Lair with Buckeran. Reward: Unknown (probably more than you can carry)
Find the Decanter of Endless Water. Reward: 500 Stl
Deliver Amelista's Trade Deal to Khorvairre. Reward: 300 Stl.
Protect the Book! Reward: None.
Recruit Priests OR find powerful holy relics in the mountain and desert ruins. Reward: Complete Step 1 of Consecrating the Holy Grounds.
Help Amelista restore peace between Santekh and the Hachakee. Reward: Complete Step 2 of Consecrating the Holy Grounds.
I'll update the Campaign Notes with this summary. There is also a stack of quick-and-easy low-level missions at HQ with Amelista. It has mostly to do with clearing out monster dens and Dragon Army raiding parties... guarding import caravans... CR 1-4 stuff. Tekel's mercenary guild is handling those most of the time. But if you go recruit some more guild members and promote some trustworthy members, they can run those for you instead. Amelista likes you guys way more anyway.
You can recruit new members in 1 of 3 ways:
1 on 1: Individually recruiting new members will take time, but you'll be able to hand pick your members, and they can gain class levels, which will allow them to take on higher CR missions.
Carouse: You can assign your members to Carouse while you're away to entice new members, or you can spend more Downtime to Carouse. You haven't promoted Kasi or Ororana yet, so they can't approve member applications, but they can submit the applications to you when you're next available. This can happen while you're out on missions, so it won't take any in-game time away from you.
Bastion Turn, Recruit: You can take a Bastion turn to recruit. Hirelings will be hired for the purpose of promoting your guild. This will all happen automatically, and based on your specifications. The more specific you are, the fewer recruits you'll get, or the more money/time it will cost to pay your promoters to handle recruitment.
