Looking at Gaz, Standobras will say; If you think you and Game can manage to do that unseen and unheard then I think it would be very useful. If not then I’ll propose an alternative. If you still want to go ahead then the other three of us will move next to the door so that we may force our way in should you and Game run into peril and require assistance. Does that work for you? If you’re not positive the two of you can pull it off then I propose that the two of you move close to the window. Once you are in position, Ira, Aegis and I will walk towards the warehouse as if we were inebriated. I will make a point to relieve myself just around the corner form the door and Aegis will give me a hard time about it, complaining that I’m making the smell worse. Once I’m done, we’ll knock on the door and demand entry as if we’re part of their crew. As soon as they open the door we’ll burst in and adapt to the situation and, at the same time, you and Game will burst in through the window. Make no mistake, these are Zentharim that have just kidnapped a citizen of Waterdeep so I firmly believe that parley is not in the cards and that they will be hostile to say the least. At this time Standobras will cut in; I feel we’ve debated this enough, so, Gaz and Game, please proceed to the window and be ready to enter stealthily. Once you are in position Ira, Aegis and I will quietly make our way to the door. I think our chances of remaining undetected are very – very – good as I doubt we’ll make so much noise that they’ll hear us through these walls. Once we are next to the door Gaz and Game will attempt to enter without being detected and scout out the warehouse. We three - Standobras points to Aegis, Ira and himself – will be ready to bash-in the door should either of you – he then points to Gaz and Game – suddenly call for help. As for who does what upon reaching the window, I leave that up to you two to debate – he again points to Gaz and Game – and as for us – again indicating Aegis, Ira and himself – the only thing we need to agree upon beforehand is who attempts to bash-in the door and who will assist. For Gaz and Game, if you are going in through one of the upper story windows I will need a DC 10 Athletics check for Gaz. (Tabaxi have a climb speed, so Game does not need to make a check.)
Game & (Hopefully) Gaz would see when they get up that these windows are not painted over. Looking inside, you see a pair of very dusty offices, with closed doors leading out to whatever lies beyond. The windows are locked so I'll need a Thieves Tools check to get inside- unless you wanted to break the glass which would be effective but probably noisy.
Game would nod at Stand and would check through his gear for a moment and would make sure he had everything he needed. And thus, the creature was off, skittering towards the warehouse. Gaz could follow if he wished, but Gaz knew how to operate and hide himself better then Game did. Game wouldn’t approach in a direct manner, in fact he’d veer off a bit, find a more “cover” rich angle to come at the warehouse from and sneak up. With that he would attempt to circle the warehouse a bit to find a windowed entry point with a bit of cover from the street so prying eyes won’t notice a burglary.

Once game found his point of entry he’d extend his claws and began the slow climb up the face of the building until he got the window sill. He’d first peek his eyes over the lip, ears folded down, to see if there was anyone in the room behind the window.

Based on what was seen, Game would then pull himself up so he could work on unlocking the door, shifting his prized thieves’ tools from their hidden pocket in his clothing and getting to work.
Gaz with a different approach, more casual yet still in tandem to Game's movements, would try to get close to a wall and stick to the shadows to approach the wall of the warehouse and begin to climb 14 for stealth and 17 to climb the wall. After the catboy opened the window Gaz would stick to the shadows and the elevated area keeping watch for anyone that might sneak on the sneaky ones 15

Using what little darkness there is, Ira tries to blend in to the wall [Stealth: 8] She's been following along with what everyone's been doing, but she's visibly nervous about this. She loads her light-crossbow, getting ready to shoot whatever enemy she encounters, looking at Standobras. She whispers: "I'll stay by the door, shooting from afar. If I can avoid the melee, I will."
She studies the symbol, [Intelligence: 17] determining that it is indeed a Zhentarim symbol, and closes her eyes for a quick prayer, whispering silently to herself [Stealth: 7], "Nightsinger weave your shroud, protect us this night, your servant unbowed, hear her plight."
Game scrambles up the wall and peers into the window. No one seems to be inside. The room has a few writing desks and chairs. Everything is covered in a thick layer of dust. The flimsy latch on the window pops open easily. Now that the grimy window is open, you do spot a blank piece of paper sitting on the desk that is oddly pristine.
Gaz is barely able to scramble up after Game, breathing hard from the effort. He also sees no one watching and gets the same view of the dusty office.

Game would gently slip through the window and would activate his cat skills, cause that’s what you do, you activate them. Gently dropping to all fours he would move through the room, careful not to disturb anything, make noise, or leave any tracks or disturb the dust.

He then would begin to go through each desk to see if there was anything worth noting as well as looking for traps. Being one of the few, very few, poor folk able to read he would also look at papers to see if anything was worth anything other then paperwork. Mostly skimming through anything that doesn’t look like it was covered in dust. One such thing being the sheet of paper. Careful not to make noise with his looting and looking. Also insuring to disturb the dust minimally.

Once the pristine sheet of paper was looked over and all the other possible loot the feline would look to the roof of the room to ensure there wasn’t anything hiding in the rafters or any seems that would show off an attic entrance.

After everything was inspected Game would move to the door and would check it for any alarms or other such traps, see if it was locked. Unlock it if needed, and then crack it open just enough to peer out with a single eye.
Game moves quietly, but the dust goes everywhere when he examines the desk and when he's done it's pretty obvious someone has gone through the room. The piece of paper is blank on both sides- you feel like there's something more to it that you could learn if you spent some time with it.
Looking around at the ceiling and walls, the only door you see is the one leading out of the room. There isn't much of interest- some furniture and papers that have been gnawed on by rodents. The door leading out of the room isn't locked and you don't spot any traps. Opening the door and peeking through, it looks like you are in a hallway. You see the door to the other office directly across from you. To the right, it looks like there is an upper walkway looking down over a large area. The walkway is dotted with many crates.
Creeping over to the railing, you see quite the sight below.
Tables and chairs have been carelessly tossed across the floor below. The corpses of a dozen men lie along the walls, their rapiers and daggers lying nearby. A staircase leads from the balcony where you are hiding to the floor below. Four short, avian creatures with long beaks and black feathers paw through crates. Each wears a hooded cloak and wields a shortsword and has a shortbow strapped to its back. They don't seem to have noticed you.
(Gaz go ahead and give me a stealth check as well.)

Okay - neither of you have been heard or spotted. The birdlike humanoids below (Waterdeep is cosmopolitan enough that you can decide if your character knows what a Kenku is) don't seem to be searching with any kind of purpose.
( Your move Game and Gaz! The others are ready to bust the front door down at your signal! )
Game would back up slowly and as sneakily as he did upon entry, still on all fours. When he gets back to the door and can see Gaz. He will twitch his tail to get the goblins attention and then attempt to …. Give hand signals. Game always tried to teach Gaz how to read the hand signals that Game knew. But the goblin seemed to always forget.
If Gaz did remember what Game taught him. It basically in simplistic manner explained the following: 12 bodies. 4 bird man assailants searching. Will position. Get others. Will be ready.
If Gaz didn’t remember, it would look like a weird of assortment of finger waggling. Was that a 4? Knife cut across the neck? Two taps and ten fingers? Pointing out the window? Drawing crossbow? Huh?
Game then would draw and load his light crossbow and slowly maneuver into a position, ready to fire upon a raven from the railings above when the party charges in. Keeping an eye on them to see where they go depending if they hear the rest before they get here.

Not quite getting the exact words in the message but understanding a 4 and a loaded crossbow Gaz will climb down the building 2 athletics or 19 acrobatics to go down, not sure which one. Once down he'll rush to the rest of the party with a simple message "Things are bad inside, at least 4 people waiting for us, Game will give us cover, shit's dire, lets do it."
With that athletics check, Gaz looses his grip on the climb down- but with that superb acrobatics check he manages to roll on the landing and avoid taking damage.
Unless there's anything else you all want to do before busting in there- Roll initiative! The athletics check Standobras and Aegis made earlier is more then enough to break down the door.
