I’m trying to make a functional homebrew item using the site’s creator. I’m having some problems with it, and I’m not sure how to fix it.
The item in question is supposed to have 3 charges per long rest to use True Seeing. My issue is that when I cast it from the spell list, it uses up all 3 charges with one cast. When I take a long rest, the charges don’t come back; I have to go into Equipment and manually undo the charges.
I’m not really sure how to fix this one as I’ve never had an issue with my homebrew items before and if there’s any extra details I need to share, feel free to ask.

The spell must be set to use 3 charges when it is cast. Try checking to make sure that both the Minimum and Maximum Charges for the spell are set to 1, that should take care of that.
As to the charge refresh, in official materials, almost every Magic Item resets at “dawn” instead of a “Long Rest,” and since the party could finish their rest at 2pm, clearly that wouldn’t match up. More to the point, many Magic Items reset a random number of charges, and the system has no idea what you rolled just like with Damage and Hit Dice, so just like Damage and Hit Point, they must be adjusted manually. Not to mention, the Long Rest button is specifically tied to your character specifically (like class features and feats), it doesn’t interact with the stuff they carry. Basically, the Long Rest setting is for class features and feats, but everything uses the same builder so....
They are redesigning things, so that might change, but until it does we’ll just have to keep resetting those manually.
