This unfinished area seems intended for use as a barracks. Many lidless coffers are arranged around the walls of the room, though there are none near the north wall west of the archway.
Propped up against the center of the north wall are dozens of stone-working tools.
There are 3 openings to the south. One to the east, and west.
"It seems there are too many of them " says the genasi after counting the chests. " Your idea is a good one Toonary, but I don't know if we could put it into practice. It only takes one of them to sound the alarm and we will be overwhelmed. We need to be careful my friend. "
DM Announcement: In order to speed up play I'm going to use an old DM's Trick: Paring. I'm going to eliminate the areas of the Adventure that are essentially fluff, and/or do not contribute to the story in a meaningful manner. In other words, we will be fast forwarding through the boring parts. If anyone has any objections, please let me know.
The last several hours have been some of the most intense that the Heroes have spent since coming together. You've largely been successful exploring, and mapping out the Sahuagin Fortress. With the exception of accidently running headlong into a patrol (One that left Seethe, and Toonary both pretty beat up, prompting a long rest.) you've mostly managed to avoid notice. Also, thanks to Gridolpho's sharp eyes, and deft hands the Party has acquired the following items.
Cloak of the Manta Ray
MithralArmor (Plate)
12 Potions of Water Breathing
You now stand at the top of a stone staircase . Water laps at the second stair from the top. At the bottom of the stairs lies another level ready for exploration.
(I believe Gridolpho already has a cloak of the Manta Ray if I’m not mistaken? I’d agree with Toon getting it. Seethe or Toon for the plate is good with me. Maya can breathe under water as well.)
Maya would accept her potions and thoroughly check in with Seethe and Toonary after the groups ordeal of running into the patrol. “If we are going to be submerged in water, allow Seethe or myself take the lead and rear. We are more accustomed to the environment.” The druid would then look to Toonary who may have the most challenges. “Take a potion just in case.” She’d offer him a smile. “Stay close to Seethe and I. We’ll make sure you’re okay.”

Maya would take note of the room and it’s contents before ushering them to keep moving along to the next area. She’d move with caution.

After more notes, next would be south right? Maya would keep pressing forward, keeping an eye out for traps or troops.

Seethe nods to Maya and follows her.

(Seethe) You count 25 coffers in the room.
"Toonary not fan of how many enemy we have, maybe we find small groups and protect our friends before needing too much protection?"
