i'm trying to create a custom sublcass from the book Journey to Rangarok. the issue i'm having is the monk gets an ability at lvl 3 that allows them to choice to swap their strength in instead of their dex for unarmoured defenses bonus.
i've created the rule to add that, that was easy. the issue i'm having now is creating a rule that removes the dex modifier.
i've added a modifier: Ignore - Unarmored Dex AC Bonus and set the primary stat to dex, and tried removing that

the character i'm applying this to still has both dex and strength being added to his AC. am i missing something here? i can likely add a fixed value to remove 3 points form the caluclated AC... but i'd really like this to be scripted right, so other people can use it.. and i dont have to worry about editing it when i hit lvl 4
I realize it's been a while since you posted this, but I just found an answer when I ran into the same problem you had while creating a custom Barbarian subclass.
In your custom subclass features, add a modifier. Select the Modifier Type "Set" and select the Modifier Subtype "AC Max Dex Unarmored Modifier". Set the "Fixed Value" to 0 and save. It worked for me, I hope it works for you too!

Adding the Modifier "Set" and selecting the Modifier Subtype "AC Max Dex Unarmored Modifier". Setting the "Fixed Value" to 0 did not fix the issue as the Dex bonus is still being included in the calculation.

Two things:
1. The correct modifier is:
Modifier: Ignore->Subtype-> (either/or) Unarmored Dex AC Bonus/Unarmored Dex Natural AC Bonus
That depends on if this is for Armored or Unarmored Armor Class.
2. After you edit anything, you MUST re-save the entire homebrew using the main SAVE button under “basic information” or else the system will not pick up the changes. After that it can take a little time (up to 15ish minutes) for those changes to push to the character sheet if your homebrew is already attached to a character.
I'll have to try the leave it 15 minutes method because that's the onyl one I havnt.

Doesn’t work for a negative bonus.
and if you set it negative, then it’ll automatically be negative.
Least this is my experience.
