Like the title says, I'm seeking ideas on how to homebrew an *item* based portable dwelling for a fairy character. If you've played TES Skyrim with mods, think "Haven Bag"
Thoughts I'd had: 1) Bag of Holding base ( 500 lbs capacity, 4 x 4 x 4 = 64 cubic ft.) 2 x 2 opening if recall right, so even (moist) small races have to duck to enter.
2) with Enlarge/Reduce enchantment - reduces anything going into the bag, enlarges anything coming out (effectively: 4,000 lbs. ( wt. reduced to 1/8 normal) and at 1/2 size an "apparent" 8 x 8 x 8 = 512 cubic feet, which squarely *cough* in 2 bedroom apartment territory, w/ kitchen, bath, closet space, 1 room could be a work shop area)
3) this still leaves the issue of breathing in the bag if you want to sleep or work for any length of time in there. (warborn / air Genasi isn't an option - still for a fairy)
4) Galder's tower seems like a pretty good idea on what's doable, especially the, warm and dry inside part - no please don't flood my home by going swimming with the flap open.
5) reinforcing the item to avoid rips and tears. because - that's your life in there, maybe something like it just won't let you enter if you'd exceed the wt. limit that's left.. no idea how to represent that.
Really it's a wearable caravan wagon, that's the idea any how. Don't really care if it's useful in combat for storage and retrieval, might take a little time to set up the bag.
Here in lines my problem - what's balanced what are the considerations? Were would / should something like this fall on item rarity? Any ideas on addressing the breathing issue with the item?
Finally - how do you even make this work as an item that can hold things, copy of bag of holding, appears to the lose the container property, and I can't find a place to modify the weights on it in any event.
I like the idea of the bag. Heres what i suggjest.
Players can create magic items as long as they know a spell/spell effect they want to make. Assuming said fairy knows spells of enlarge/reduce. And Leomund's Tiny Hut then you can make a bag that is
1: Safe to live in, Having both air and the space to hold you. It would also be small enough to fit into a backpack so it being torn to shreds is unlikely
2: can reduce your size as you enter and enlarge it as you leave
3: Possibly hold multiple people
However there is a chance the magic item is failed to be made and then blow up. In which case it destroys the items used to create the magic item
As for rarity this would likely be super rare or even legendary as i cant see too many of these just out in the world. And since it wont likely be used in combat it should not need to be "Balanced" beyond what level you get it. But that's something to talk with your dm about
And you can try to add more spells to it. Like the shield spell would make it stronger. But the more spells you add is gonna make it more likely to fail.

Those are fair points. Im upping the rarity though due to one main reason. You are adding multiple spells into this to make it how you want. But you(r) dm would have final say to it. Not me

Does the addition of something like Ceremony w/ it's 25gp cost effect rarity? The item build rules see a bit squishy, trying to get a feel for them.
Based on input, I'm now thinking a bag, that when an access spell (like ceremony) is used to open a portal to a plain shifted dwelling that has permanence - but needs to be furnished, can be exited without recasting - reentry after the "door" (flap?) shuts requires another casting. Scale wise, the interior dimensions for the Instant Fortress seem appropriate (~1,300 sq feet; figured at 9 foot ceilings). For flavor, passing though the entry is a tight fit for medium races, and not possible for large +.
In essence - a very fancy tent - that charges admissions. Why admissions? Balance point for the plane shifted space - at lower levels a 25 gp. cost makes choosing to use the item is an actual decision, later it's just a spell slot you're down.
