One Iron Lion, a half elf woman, leads the charge: "Haa-aah!" She yells as she bashes Tauzen with her shield. 17 for 6 bludgeoning and knocked prone unless success on DC15 Str check.
If Angus can see Tauzen, he will grasp his holy symbol and mutter a prayer of protection for the monk (cast shield of faith). He will then try and take cover in what is left of the third floor, perhaps under the table or behind a wall, taking care to not be in line of sight from Tyreus.

Hamish sees something in the water. The wurm approaches. As the riaing surface of the lake touches the giant's chin, a huge snake bursts from the water, giant fangs dripping with venom stand ready to pierce rhe stone giant's skin as he raises his axe to defend himself. That's when he see the snakes eyes turn white, a brilliant radiance boasting from their vertical pupils, intensifying like the glow of a fire as it catches, all in the space of a few seconds. The familiar impression of the gorgon's stare, the last thing he saw before he lost his lifelong friends, shakea his very soul.
Hamish casts his axe at the enormous serpent, throwing it hard enough to damage the stonework of the unfurled keep, which it strikes after it flies through the air. The giant collapses under the psychic damage, sinking to the sandy lake bed.

Hamish is out. Tabaqui's hiding is 0. Angus still has his action. Anticipate legendary actions from Tyreus, who is still seen underwater on the back of the wurm by anyone who cares to look, though it might be hard if you're in the center of the keep, surrou ded by mercenaries.

The wurm bearing the mage begins to swirl in a circular pattern through the water, moving incredibly fast. Its incomprehensible speed causes a whirlpool to form within the rising lake, the wurm and the mage lost within.
The watwrelementals link arms, one grabbing the others lefr with hus right, keeping teir weapo s in their free hands. Together they leap into the water and head straight for the armored sorcerer on the lakebed. (This uses the dash action)
Calner sees the armor moving toward him I. The water and, without conflict, pass overhead. A moment passes, then he a slap upon his back.

Where is the whirlpool? The wurm swam south (map left) out of the keep and is now in the area under the arch that connected originally to the third floor, but has now bowed down to meet the second floor. The second floor is now flooded and after this round anyone standing on it will need to fi d higher ground or swim. The interior walls of the keep are now treated as floors and as noted the former floors, replete with wooden rafter, constitute difficult terrain, so moving from the floor-wall junction of the 2nd floor to the ceiling of the third floor (10ft ceilings) takes 25ft of movement. Other than the still extant staircases, the floors, now vertically orie Ted, do provide total cover from other floors, however the open sides and floors provide little cover in any other direction.
The second floor FLOOR I'd submerged, but yoi can still stand on the I terror walls of the sanctum and the bed chamber. Rooms if the third floor remain dry. If you are swimming in the lake and want to get inside, just do so, either via a window if you prefer, or by simply climbing o to the structure. The third floor is arched above the water still, and cannot yet be accessed directly from the lake, but open windows would allow things to fall directly into the lake.
I know it's super complicated, so as I've mentioned, there will not be strict limits to movement, except from floor to floor as noted above

Bonus Action: Marlyth casts Guardian of Nature on herself to assume the partial form of a Great Tree that vaguely resembles the hybrid nature of a Treant... barks replacing her skin to grant temporary hit points.
Action: Treelyth casts Primal Savagery on herself to grow claw-like twigs and leaps forward to rip apart Calner's ring-mail armor.

Marlyrth resists the buoyant force lifting her woody body toward the surface of the lake long enough to grab the weighty armor (which, again, is not making Calner sink, according to me - otherwise (almost) everyone would be struggling not to sink)
Tabaqui will call out to Walks or whomever might have some healing juju, "Hamish is down, and under the water! I don't know if he can breathe down there!"
Unable to help his giant friend, he will fire an arrow at one of the soldiers attacking Tauzen (adding sneak attack as presumable the monk is within 5 ft of them)
Tauzan will continue attacking the mercenaries, trying to thin their ranks a bit. Concerned with the damage he's taking he uses his ki to focus a bit more on defense. (Bonus Action: Patient Defense.)

(I'm using alternate rules for material damage calculation. The armor remains in the medium class in this system, it's at least as big as a shield 🛡 (>2ft). It's also specified in Marlyth's spell that the attack targets a creature, but I'm just letting it work here.)
