Here was a idea for a magical item that I thought about after watching a part of Harry Potter. (Yes shoot me now lol)
Wizard Tent
This appear to be a normal 2 person tent (Weight: 20 lbs) when folded up. When you lay it on the ground and channel a cantrip (any cantrip) it starts to open up taking 1 min set it self up taking up a 5'x5' space. The inside creates a extradimensional space. The space inside is a 20'x20' that is at 70 degrees. Inside is a nice bedroom with a king size bed, full size book shelf and a table with 2 chairs That will repair them self when you set up the tent again. If any of these items are removed from the tent the item vanishes. Then tent can take 40 hp of damage and has a ac of 10 that heals when you next set up the tent. If the tent is destroyed all inside are left in the closest unoccupied square.
The tent can only be collapse when no living things are in the tent (including undead). To do so channel another cantrip and it will fold back up after 1 min. Any times keeped in the tent when folded will still be in the same spot when next set up but does increases the weight of the tent. (Storing 50 pounds of gear will course the tent to Weight: 70 lbs .)
Placing a wizard tent inside an extradimensional space instantly destroys both items and opens a gate to the Astral Plane.
I see this like a portable home but I do not want people to use it as a bigger bag of holding. What do you all think. Also for the record I figure there are very few players that do not have at least 1 cantrip to cast. The other one are just out of luck or need another player to set it up for them lol.
It's pretty unusual for an item to require a cantrip to activate. As you say at the end, it's a pretty trivial cost so why include it at all? Just have it activate on a command word.
I thought of this for a transmuter that may need to do a transmutation spell to change their transmuter stone. Collapse the tent with a transmutation cantrip and you can change your stone for the day.
I have this type of item for a traveling merchant, but it is a much larger extra dimensional space on the inside because the small tent is just a doorway to said extra dimensional space. Inside this space is a 3 story shop about 100x100 on the main floor, 50x50 on the 2nd floor and the basement is a dungeon and warehouse storage space of about 20k square feet. The basment contains storage for extra items that will be sold in the shop above as well as a menagerie of creatures the merchant has aquired in his travels.

I like it. The wording could use a clean up, but overall I think it’s pretty darned cool. What Rarity were you thinking for it?
